Here is a home built in Glen Ellyn in 2004 and 2005 for a cost of about $375,000. It is four bedrooms, 4 bathrooms, full basement, three floors, 3200 square feet plus the basement and plus about 1000 square feet of unfnished but very usable space on the third floor.
To build this house, after some preliminary politics and decision making, we dug a hole and built a concrete foundation in September. We won't mention a lot of details like the underground plumbing, drainage pipes,gravel, water-proofing, backfill, hauling, grading, surveying, anchoring, concrete pumping, forming, architecture, gas connection, electric connection, etc.
Later we installed steel beams and then built the wood frame in October and November.
Building the wood frame of this house became more and more interesting as it got taller, toward the third floor and especially the roof. Challenging designs are a pleasure to work with.
In December we installed the roof and the windows, and completed much of the interior wood work. In January, we did most of the plumbing, including the water supplies, the drain pipes, bath tubs, showers, spa, water heaters, gas lines, vents, etc.
The brickwork was done in February and March, as well as the electrical work, the furnace installation along with all of the ductwork, and a new well was dug. After all of that, the house looked like a finished house to people driving past, but almost half of the work in building the house still remained. There were still phone lines, computer cables, video monitoring lines, insulation, fireplace and flue pipes to install before the drywall. After drywall in May, there were the garage doors and openers, oak floors, railings, and stairs, preliminary painting, and final electric connections which took until June. In July, there was the tile work, the specialty master bath work, and the interior bedroom and closet doors. In August, we installed kitchen cabinets, granite countertops, sinks, bathroom cabinets, toilets, hot tub, trim in all of the rooms. Finally, the finish paint work and the bedroom carpeting and closet shelving were installed before the end of September, for a one-year project which produced a house which as you can see is completely custom.
We designed this house, and hired architects to prepare the plans for it. We had to resist pressure from the architects to change the design to make it look like every other house being built in the area.
